So. Knoxville development on Sevier Avenue will offer retail and restaurant space

New retail and restaurant development is planned in South Knoxville, adding to the growing commercial market south of the Tennessee River. 

Sevier Avenue Retail, a planned 35,000-square-foot building at 906 Sevier Ave., is seeking tenants, developer Timothy Duff said.

Retail and restaurant space available

The development, located at the east corner of Sevier and Barber streets, will have three distinct spaces: 8,500 square feet for small shops on the ground floor facing Sevier Avenue; an additional 13,000-15,000-square-foot tenant space on the ground floor; and 10,000 square feet of restaurant space on the second floor, with a front and back porch.

Urban Wilderness appeal

With numerous developments underway, the waterfront area is poised for growth.

As The Urban Wilderness expands, a greenway is planned for the area behind Sevier Avenue Retail that would connect downtown Knoxville to Ijams Nature Center.

There are more than 1,200 apartments either open, under construction or being planned in the South Knoxville Waterfront area.

The easy access to the Tennessee River and South Knoxville's increasing notoriety as an outdoor sports mecca, specifically for mountain biking, will bring more people south of the river, he said.

“It’s just a refreshing feeling when you’re driving through there now and see young folks running and pushing their babies," Duff said. "We’re not going to recognize that area in a year or two.”
